My advise would be to investigate legal means of the individuals to deal with the bad tenant.

Finally, if you are concerned about the price, do some investigation yourself by calling several companies to discuss what you need done and find out what the price ranges are.

If you plan onsling the house when you leave I would suggest you investigate other loans.
