In my case, I don't use an LLC for my real estate holdings. but use an LLC for an active business, an S Corp. with a DBA for 2 different businesses, and a C Corp, since closed, for real estate management.In my view, closing one and opening another would involve paperwork and fees, but keep your accounting much cleaner, as you probably agree.

That's a huge shift from their prior business model.That being said, if you need the 100% cash-to-close model to get the ball rolling, and you can find a deal that will net you $25k plus or more, this may be the only path (assuming you can pay the member fee and can't find any other HMLs that offer the services they do w/o a member fee).

There are different thoughts on this, but some like to say just managing so they can blame th owner for rent increases, late fees, etc.  

The late filing fee is $195.00 per month per member.

Appraisal is more up to you, if you're confident in your offer, save the fee and skip the appraisal. 

HOA fees are pretty steep, $300 or more.

The closing attorney charges a fee to put it  in escrow, would I be able to ask for a cashier's check from the seller?

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.
