However, my plan would be to subdivide the property into 2 acres lots, but I wouldn’t have enough road frontage to avoid putting in a road according to initial layout plans.

At its current minimum bid price, I can see someone easily making 80k (or more) off the property, with only 30-35k initial investment: the county requires only 20% down + fees, then carries 5 year contract, costs associated with municipal liens which are the only liens not released as a consequence of the tax foreclosure (state law), clean up costs for the property itself, costs related to the sale of the property including any action to quiet title, and costs associated with having to hold the property 3 months in case such action has to happen prior to selling said property.

The items that we are going to escrow, namely taxes and insurance, are not "closing costs" on our books.We do this for accounting reasons.My initial number for closing costs is $5500 + points.

I actually yes, I calculated the slipt with my brokerage, not at 60/40 but at 70/30%, good to know the 60/40.My plan would be to work initially with an agent and split the commission of the purchase, so I can gain the experience of buying my own home with the support of a current agent.

I think the BRRRR method would work wonderfully for you, as you could buy a home, fix it up, get a loan out on the home, recoup your entire initial investment and repeat.
