If you plan to be an owner occupant then I would suggest you look for properties through Homepath and Homesteps because they have an initial 20 day first look period where investors are barred (in theory) from making offers.

I feel like I have my bases covered, but am wondering if I'm missing anything obvious or if you have any tried and true questions that help weed out the bad ones.Overall - can you help me get over the fear I'm having about handing my units to a company who (seemingly) will sweep in, re-lease to their paperwork (thus charging me 8 re-leasing fees), disrupt the tenant and their current habits (all of which are well-trained save for an older Section8 gentleman) and ask them to make changes?

- property management fee (someone has to manage this property, even if your self managing you need to pay yourself for your time) I would use 8% for a property management fee ( there is a whole litiany if charges such as placement fees etc that get charged as well but to keep things simple let’s use 8%) keep in mind your area might be unique i would call some local PM’s to get a feel for the cost.

Google what it costs locally for a siding contractor or call around and ask what they charge per square(100sqft)If it’s just a few spots you can still calculate your material costs but it will be tough to get your labor cost without someone to look at it.

@Dan Oxman you are not the only person to initially think cash could be invested and give rise to tax benefits, it is a common misconception.I have confirmed this with OZ leaders in our firm as well as a few OZ syndicators and the OZ lead at a large Big 4 firm.
