I am about to graduate college and I am curious about the best way I can learn to underwrite deals and get familiar with the process.

They get equity but we don't have to make interest payments (because they are partners) which is especially helpful in the first year or two of owning these larger commercial properties if we are in the process of turning them around.

My thought and question was, can I get individual loans for each property and since they are under 5 units, get a regular conventional loan amortized over 30 years with a fixed rate?
