Here in Columbus inventory is flying off the shelves, but the appreciation and CF is incredible.

Lots of active duty service members are using the VA loan to house hack, and depending on the area you move to there are some incredible real estate agents around the country too!

@Justin Sullivan, regarding your technique of paying a contractor to do walk throughs, how many do you think a GC would entertain in a day?

A calculator for this would be incredible, although I haven't found one yet. 

KC is an incredible market but there is very low inventory.
