Disagree that you need capital to start out as an agent.Yes, you need income to survive off somehow, but if you are in the trades and can take on some "side jobs" for a year or so to make extra money while you're learning the ropes of being an agent that is great.

@Sahil RohraYou're on the right track, however the actual numbers depend on your total income. 25% is not the fixed rate of depreciation recapture, but the maximum/ceiling rate.
