Inclusion of these programs make FHA lending more cumbersome than it already is (plan for 45 day close instead of 30 day close instead)If you are using gift funds, then they have to be seasoned in their account and come with a letter stating that no repayment is expected

But with the every increasing property taxes and unfavorable tenant-landlord regulatory environment, I would rather put my money somewhere else that generates a better return.

In the current market/environment...when making an offer on an SFR investment prop...do you, or would you ask the seller for CC credits...or would that essentially kill your offer...

I have a background as a PM for a very large general contractor (mostly building bridges and other infrastructure work), and am well versed in high stress environments and managing many moving parts and pieces as well as tracking metrics for improvement.

This isn't inclusive but should give you a good start.

I also agree with Chris that if you're investing in non-performing, you will not see returns for at least a year, typically longer in the current environment (courts are still catching up from the pandemic lockdowns).If you are a small note investor...less than 10 notes, you can get away with not investing in a lot of systems/tools.
