We include a clause in our contract stipulating that closing is contingent upon tenants vacating.

Your future leases should include that this is your process. 

If you are allowing dogs - make sure the tenant's renters policy does not have exclusions for dog bite and/or dog breed. 

Should I include cabinets/shelving or just leave the room bare with just the hookups so whoever buys it can design it how they want?
