Take the cost of it from her security deposit.If it wasn't in the lease and you're footing the bill, then wipe down all the surfaces including the ceiling with vinegar or ammonia mixed with hot water.

Again just a small time saver, or even better if they were automatically pulled from MLS listing and then offered the choice to click on each one we would like included in the report.I'm sure others have ideas as well on how we can make this awesome calculator even awesomer!

Same with court fees.By the way, my lease includes a clause for "Application of Rent" that says any payments made are applied to outstanding charges in the following order:Tenant-caused billingsNSF fees, late fees, service feesUtilitiesSecurity depositUnpaid rent (oldest to newest)Let's say the tenant owes $600 in unpaid rent, $100 in utility, and $50 for the eviction notice.

Another option is to go interest only from a private source at 7%, same 1M loan on the asset, highly flexible and no additional fees as we have already got the construction loan in place on title.Currently leaning toward the private option, it could, based on flexibility, allow me to improve my balance sheet and down the road approaching other lenders to get more of a residential type product given the property has 3 titles, rather than pursuing a blanket type loan through the commercial office.Downsides of the private loan include the interest only payments don't allow me to amortize the building, and the rate is higher.
