Something else people don't know is that technically, for second home loans, you are supposed to occupy the property for more than 180 days.

If there have been a few months of late payments though, that definitely warrants having a deeper conversation with the current owner.If the owner doesn't know much about the cause of their tenant's late payment situation, go directly to the source and have a friendly conversation with the tenant and introduce yourself.  

I would have done things a little differently in terms of purchasing our second property, knowing what I know now.

I just wanted to know if there was a good payment system out there that doesn't charge the tenant for paying rent and preferably has the same capability of rent redi 

Should you know how to do this first, then look to find places or jump head first? 

I do know also this short time span is always hard to tell how they are actually doing.

There isn't a limit to how much you can make as the agent if you know where to put the numbers on the paperwork.

I know that the spreadsheet warriors may disagree, but there is some value in being very liquid sitting on a pile of cash/index funds/interest bearing investments.
