Should I consider having each new tenant sign a new lease with (potentially) increased rent?

They would rather be working on a job that is paying them than to spend 20 hours doing your 4 line itemized rehab budgets on potential homes.

One suggestion is to provide your investors (or potential investors if you don’t have them yet) content that they can and want to share with their friends.

Was wondering if someone could help me with the best way to approach a family member to potentially fund a fix n flip investment while I do all the hiring of contractors n managing the property

If you buy a du/tri in Oakland that's fully occupied (and potentially below market rent), you can owner-occupy said unit and raise the rent after 1 year of living there.

Now the board wont interview any potential buyer until we had the commitment from the bank for his mortgage.

I have seen it roughly takes about 20-30 calls to land a potential deal.. 

A potential(ly great) opportunity just presented itself to me through a friend.

Any advice here would be immensely helpful.Overall the feedback I'm getting is that the margins on this property are slim.
