Generally, Holladay does not seem to be that hot. 

I know Tampa and Orlando areas pretty well and always knew they were hot markets for a long time.

Since you are doing nothing at the onset,  I would say at the very least you will be replacing a roof, hot water heaters, and probably furnaces (lets say $15000 total in cap ex and thats being generous).

If an agent has a hot deal and he works with other investors, then they've already called their cash buyers and sold it before it can reach the MLS.

No offense but it's crazy that vista and other north county areas are "hot".

It is currently a hot sellers market in Ketchikan right now.
