You put them all on one lease and make sure it holds them jointly and severably liable.

So myself and my partners are currently in the market for what we planned to be our first single family buy and hold rental. 

Since I'm viewing this property as a long-term hold, I built in a pretty hefty maintenance and reserve budget of $8k (about 7% gross rents) assuming in 10 years i will need to replace/maintain these high efficiency systems. 

My plan for investing is to buy and hold single family homes.  

I'm going to share this post with a friend of mine looking to invest in a buy and hold in your area.

The key is simply act ethically and professionally in everything you do, disclose anything that needs to be disclosed, and hold yourself to a higher standard than even the public would hold you to, and you will be fine. 

This would be my 2nd buy and hold but my first commercial multifamily investment property so I want to make sure I'm flushing this deal out fully. 

I have tried the numbers that way, but it does not seem to hold up. 

Is there a better strategy for buy-and-hold vs. flipping?

My plans are to start my real estate investing career over there, where I will buy my first multi-family, buy and hold properties etc.
