Historically, I've been very averse to filing insurance claims for fixing things like broken windows, since I worry about premiums going up too aggressively, and the general ability to get insured at all.

Definitely not deterred, people need to stop analyzing stuff historically and need to realize the way they move forward is how the new game will be played.While (scared) investors say the rates are too high or the prices are too high, strategic investors are still out there buying knowing very well inventory is low and the cost to build has literally changed the floor for pricing.
