It's in the path of progress and has room to build 15-20 houses, holding for appreciation and pretending to be a farmer sometimes.I have under contract a 3-2 house in a cheap market, the inspection brought to my attention additional problems and I'm trying to renegotiate it for 6 grand less (heat pump and electrical issues).

Had one guy from NYC who bought 50+ doors and some of the MF properties had no heat, water, gas, or power and whole families were just living there and he had no budget to fix any of it. 

I don't think durability is an issue with them, just hate their operational design of on/off vs a measured heat level.

I’ve received the inspection report, which shows the boiler needs some work (baseboard heat) and the electric panel needs replaced (federal pacific box).

Granted they will have bills to pay such as their own electric and heating and what not but it’s not a bad deal.They intend to live in it for 2-3 years, save and purchase another home and then rent out their middle floor this giving them a cash flowing asset.Feel Free to private message me if you have any questions.

All granite block construction, direct ocean front with sweeping views of Buzzard's Bay and the Elizabeth Islands, roof decks, 18 hole golf course, tennis courts, playground, heated in-ground pool, private beach, clubhouse, guarded gate, with heat included. 

Sometimes heat will destroy the brick or cement's strength. 

With the Texas heat & constantly changing weather here you want to protect your investment but 8k?!?
