Most people I work with live in primary markets (as opposed to Birmingham, Atlanta, Indianapolis, Kansas City, Memphis, Little Rock, Jacksonville, Ohio, or other secondary or tertiary markets) where the Rent-to-Value Ratios are under 1%.

He is a contractor and very skilled at it, so we began the process of getting it to FHA standard (covering exposed wires, fixing some siding that had fallen, sheet-rocked a ceiling with old water damage, cutting grass so inspector can see septic, etc... we're about $1,500 into it).

., @Bruce Woodruff, and especially @Jill F..The only three things I'd like to emphasize are:(1) Linda's understanding that you have to know what kind of rental you're aiming for before you start redesigning a kitchen and planning on shelling out the big bucks.(2) Jill's rock-solid description of the process of getting this done.(3) As Scott said, if this is a C-class apartment, light that kitchen up like a surgery, and understand that less is probably going to be more here before you open up your wallet.Only one thing I'd like to expand on:The cheapest cabinets are made out of particle board, it's heavy, it warps and swells when exposed to moisture very easily, but it's cheap.

I also had one house in OKC but the market got so hot I sold it for a nice profit.As far as assembling the team I guess I got lucky my rock star agent @Mike Mocek is with LaPlante Real Estate who also do property management and renovations, so they were pretty much a one stop shop.
