I’m a property manager by day (so wish I could type out a cool superhero gig), and I rent my house to two roommates who pay my mortgage plus additional Cashflow.

Everyone has different methods, but if I'm getting $3600+/yr I won't spend that on vacancy or repairs aside from a roof or heating/cooling system typically (so check those well before you buy!).

Specially at this time of the year when things have cool off a bit.

Wholesaler has subject property under contract for 95K and sells it to you for 100K, getting 5K of the equity, is that cool?
