So for this person you'll want to have lots of cash reserves, perhaps a high paying self employment gig or Job to weather the storm and fund this investment till the time in which you can fulfill or execute your game plan.

I'd get a few smaller sized properties 4 units or less so the property is more liquid, next thing you know you find out in a few years that this isn't your game and you want to change your investment strategy and if it's your game it'll be easier to cash out/trade up.
