The benefit to you is there can be claims that pay out from the renters policy, not your landlord policy, which keeps your insurance premiums lowFrom the tenant perspective, 1) they have liability coverage if they get sued2) their personal belongings are protected by a renters policy, NOT your responsibility.

Paying off the investment property mortgage and lowering LTV on it may be safer from a call risk perspective unless the baseline LTV of your primary residence is higher (or say significantly so).
