We have these little 3/1.5 50-60's brick ranches all over Atlanta, but finding one for $70K (in a non war zone area) is difficult - we can pay a little more in the right areas because the ARV can be significantly more than 185 -200K.A question and a comment:What is the material on the counter tops and wrapping the island?

I would think that replacing cabinets and countertops is not an alteration unless you're adding an island, or adding electrical outlets, or adding in a dishwasher where there is not one now.
