I think having this as a 'personal residence' and the partner not getting anything for an unforeseen period makes this a difficult ask.The 'partner' will also be stuck with having this mortgage show up on his credit report/DTI which will hurt his lending power on future deals.

Then (and only then) they will release the tax returns and maintenance reports and allow me to inspect them.

Be sure to put that Buyer to do their own due diligence, including any and all inspections they feel necessary, and that any inspections, reports included on listing are for buyers convenience only and do not guarantee they cover all items needing work nor the price of doing work, etc. 

Do any of you have more than one LLC company where one company hires and pays your other company for management/admin/reporting?

By the sounds of it you're lucky they don't report you for harrassment as well.

Include as much financial documentation as your client feels comfortable - credit report, W-2, proof of funds, etc. so that the seller/seller's agent can rest assured that it will be an easy deal for the lenders to underwrite.State the following (if they apply): Purchaser does NOT need to sell a home in order to purchase; your trusted and preferred team of lenders, title company, attorney, etc. are working with your client to insure a smooth closing; Your purchaser is flexible on closing date so they don't mind if the seller needs to close quickly, need some time to move out OR would require as post-close possession.Selling a house that needs updates- Price to sell.
