So the 1% rule which is a unicorn find in San Diego is not sufficient to have positive cash flow at high LTV.  

Sure you can find rental properties under 100k still but they most certainly will not be in a desirable area.  

Next to colleges especially it is very college oriented, but if you go to work driven areas like lawrenceville, bloomfield, greentree, etc.... you'd have no problem finding a nice place

The investor fails to close and you cannot find another buyer in time, so you cancel the contract with the property owner and forfeit the EMD of $500.But you've essentially made $9,500 for breaching the contract! 

Could I have a real estate agent find a buyer for this contract/property and offer the agent a percentage of the assignment fee?
