Please remember I have 3 years of experience managing another short term vacation rental.I would appreciate any advice on what to do financially.

Account Closed, Credit is important but I would rather have no score with proof applicant meets other financial obligations (current on utilities, cell phone bill, etc.) then an applicant who has a 720 score but is maxed out on all their credit cards and installment loans and whose debt to income ratio is off the charts.

They are wanting to move out of the area so they really want to get rid of the properties so I am sure we could work something out beneficial financially for everyone if I think worth paying anything to be in the area.

I've hit that point in my life where I've realized my 9-5 job isn't going to provide me financial freedom, or a decent retirement. 

Can financially secure the agreement with a 6 month of rent guarantee on a 5-year lease upfront to make for comforts but wanted to know is there anything I overlooked? 

I then tendered the $25,000 deposit and awaited all DD materials (commercial tenants financials, contact information, detailed expense reports, etc) to get the clock ticking on my 30 day DD period.5.
