We fear that we could move away, outsource to a PM company, and come back in 3-5 years with properties that seem neglected or run down, or simply not managed anywhere near the quality standards that we maintain today.

Period.It doesn't matter that I learned the apartment investing business, made industry connections, got over my fear of making cold calls, or hired & trained my team to skip trace and make calls for me.Pure "Mamba Mentality".

I have tried in good faith to find a buyer for this note, but after the follow-up questions I've received I fear my suspicions about this seller not providing nearly enough info are being confirmed. 

They both will be BRRRR'd as long as I don't back out and I feel they will be very successful in terms of having to leave little to no $ in the deal.So if you've read this far: I am constantly having the fear of....

These people prey on fear and the willingness of people to try and be reasonable.

I am also keen to put an offer on a place that already has tenants.My questions to you are:- What motivated you / pushed you to purchase your first investment property, and how did you overcome any fear of actually DOING it?
