Is this a good "up and coming" spot?

We got on the waiting list as soon as we bought back in 17' and fortunately for us that list sort of "went quick", about a month ago we got our spot.

Some people will stay where they are until they find the "perfect spot" so they may be waiting for you to call if you have something they like!

Floor plan, square footage, condition, features, land, garage, etc and so on...Joshua, you are spot on.

I assumed he'd rule on the spot, but instead, it took three days for his ruling. 

I am certainly not an expert on this particular strategy, but I did a lot of research when considering my real estate options in South Florida in the past, and this was one of my favorite strategies.

I think you either need to do that, or have a viable plan of dealing with that 300k HELOC debt so that you don't have so much money on the table, which will increase your return (and also so you don't have 300k of adjustable rate debt)......but, there might be some folks on the forums who are more familiar with purchasing properties entirely with HELOC who might be able to provide better feedback...Pittsburgh is a great city--one of my favorites!
