  : ) And, I imagine that's why you're hiring a professional for these matters, you can't be expected to know everything about US income, estate, gift tax, etc, nor dedicate the time nor capital to keeping current on the issues.A gift is defined by the IRS as a sale or exchange in which full consideration, measured in money or money's worth, is not received in return.

Regarding sources for deals one of my favorite sayings is "Everything works somewhere, Nothing works everywhere" There are many ways to find deals, do a search here and you should find many posts on the topic.
