A good wifi router will cover a large house, but for two houses (duplex), you probably need a mesh system to get adequate coverage and speed.Also as far as the extender, is it setup to mirror the existing wifi or as its own point?

You haven't stated whether you own the property you are interested in building on...but you may consider going to the owners of the existing "run down" buildings and offer to purchase one and rehab. instead on starting from scratch.
