I do know that if your girlfriend files a tax return she may not be able to claim the personal exemption if she is already claimed as a dependent on her parents' return.

Since you identify this as being a transfer between domestic partners not married persons, I doubt any states laws would treat this as a transfer between family and exempt it from any costs or taxes.

@Darren Eady not to correct you but this is absolutely not correct... its state specific.Like here in Oregon any loan on any 1 to 4 requires dodd frank.. private lenders have a 3 loan exemption.. so if you do a few no problem.. however someone like you or me if we are domiciled in this state or doing loans in this state we are required to have the licenseCA requires RE broker or RMLO or CFthere are 18 states that require licenses for 1 to 4 ..

This can be eliminated a 1031 exchange if you do one of two things - either structure your exchange as simultaneous with sell and buy, or apply for a certificate of withholding the will exempt you.
