I want to start getting reps analyzing and underwriting deals that I find.

I've worked on private RE deals at hedge funds, I'm currently developing 2 projects, each 18 unit workforce MF's, and buying a property at foreclosure auction.

Will obviously depend on the deal specifics; property type, loan amount, cashflow, credit, leverage, prepay penalty.

Hello fellow investorsIs buying a negative cashflow deal good if the IRR (Internal Rate of Return) and Cap rate are decent?

I know many companies that do this. this would not be a security as long as you they are not getting profits from the deal and are financing the transaction as a standard loan and recording a deed of trust.Some good info here on a note:The Court provided four factors to determine if a note sufficiently resembles the types of notes that are not classified as securities.

Also, most of the stuff your list is low cost which is great, but once you start getting the deals and paying yourself back on the direct mail, double and triple those actions too (of course when you to a place financially that you can do that effectively).  

What made you interested in investing in this type of deal?

There's probably no "do this" and it works for everyone so keep gathering different opinions.The way I view a "good deal" might be different than how you view a "good deal"...so let's look at it from an "average" person's perspective.
