@Nick Mulligan Well if you consider the fact that most Americans are renters, there will always be a need for all size multifamilies, in my opinion.Also, I scan for 3-4 plexes on the MLS every day here in AZ and there are plenty.Zillow is never going to give you an accurate look at the market. ;)Good luck!

The turkey thinks the farmer is safe because every day for his whole life the farmer feeds him.

I set aside time every day to advance my education, network with other investors, and take steps towards making my first deal.

And everyone in the family was mad at me, why can't the kids have a treat (yeah, everyday!).

I scour the MLS every day; everyone is holding out for list price.

I think that either route you go you will end up in the same spot if you have clear goals and chip away at them everyday. 

I love analyzing deals every day and created my own spreadsheet to do it.

Just wondering what applications you all are using on a regular basis for comping properties, estimating repairs, finding deals, finance, etc.I have been using Redfin, Zillow, MileIQ, QuickBooks, HomeSpotter, Homesnap, BPWhat do you use everyday that I am missing out on?
