It's heavily used by professionals in most industries (I work in Investment Banking and this is by far the most important financial indicator) and there are good reasons for that (best proxy for profitability overall, taking into account a lot of aspects of a deal).You can find spreadsheets online that can calculate that for you.

@Jay HinrichsI have not looked into the zoning aspect of it but I would not think it would be too big of a problem.A typical Hipcamp site would be out of the city center where zoning would be a little more relaxed and for the most part, people are not developing 50+ camping sites on their land.

You need to understand at least some basics about code, systems (electrical, plumbing, etc) assessing various aspects of the property's condition (roof, paint) and probably remaining life of property features.And when you can do these things sufficiently, then you make offers.
