As far as the limited supply, I think eventually cities will come back around to allowing MH or tiny home type communities because the demand is growing already and the shortage of affordable/starter housing will need to be addressed at some point in the near future.

Detroit has one of the highest crime rate in US (less safe than 98% of US cities ) .Myself live in Canada, but have visit Michigan many times, for me I am looking at Warren as potential city, but still need input from others as I am also trying to decide which city is the best for investment . 

I've been doing some research into renting/renovating in Baltimore City. 

Currently the investment property 20 miles away from the city.

(even though that basically is what a duplex is..lol) I am based out of Kansas City where I believe there is good room for me to start my journey.
