Someone who knows Kansas laws may be able to chime in about this... but in IL if I have multiple clients wanting the same property I must disclose that as soon as I know two clients are considering an offer.

Keep us posted @Brian Pulaski...utilities are always a PITA both in needing service and for "gotcha" costs either through purchase or through ongoing operations.The property I just purchased, I had probably 7 or 8 conversations with the previous owner because the bills simply didn't make sense, and of course they forgot or declined to disclose certain things.Also ask yourself at the end of the day, lets say the bill is $1000 but this is a good deal and you want to make money.

For example, I would want to see the value of my properties in the context of the other similar properties on the same and adjoining streets.The reason I don't think the value alone is sufficient is the values are arbitrary until supported with the comps which were not disclosed in the letter.

People have been skipping out on llcs now because they can get better terms under their own name by maybe not disclosing that it is strictly investment.....i would not recommend doing. example: My MT house might be used by me 1 week out of 52 and i rent it out the other 51 weeks....precovid.. as an air bnb.

Yes I will - I would not be able to sleep at night knowing I did not disclose even though I could probably get away with it.
