Specifically, I need an in with the planning department to achieve a zone change moving from RR 1 DU/2AC to conventional 7200 SF lots (+\- 3.5DU/AC).

The nice thing is if the building department/zoning board gives you a hard time then you can just move the thing.

I don't think buyers are necessarily being abused by paying close to retail.

Retail leases are very different from office leases for example and each has their own quirks.

The final project cost was $8200.This was near Ann Arbor Michigan, I would suggest you call the building department and check the requirements for an infill.

They have to have a checklist to determine if there is a department at the banks that is setup to work on short sales.
