If you have active termites you really need to hire someone with the equipment needed to put the appropriate amount of pesticide in your ground as termite damage is expensive to repair.

Just be careful on the comps as you can't just use a radius to comp a property as the values can change block to block here.

Thus some of these turnovers could cost you over 3k due to tenant damage. 

The damage from fire, smoke and water are pretty significant.

Get cash in hand and keep the security deposit approach as a backup to protect those funds for any damage caused.Court would be my last resort.
