@Taylor Reichert When you have more experience you will learn that problems are opportunities.Your prospective seller(s) have a problem in that they are unable to pass marketable title. If it were me, I'd determine if it was due to a prior break in chain of title, a current secured creditor or a competing claim for control by another a heir or beneficiary.

The higher the contractor charges, the more you get the job done quickly. On another note, I am also picky on my customers, just because someone has a $100k rehab project, it doesn't mean I want to take it because there is money to be made, we had to look for workability, standard, expected quality, contracting knowledge of a client, we are screening you as you are screening us.

I read another thread stating that the landlord really can't be listed as additional insured on a renter's insurance policy for because they have no real loss to claim (in more insurance-esq terms).Do I then have any incentive to obligate my tenants to purchasing a renter's insurance policy?

However, they're sometimes weary of an investor just looking to hang their license for the discount and will ask upfront that you commit a certain amount of hours a week (that's up to your local hiring team). As an associate agent you wouldn't be taking the transactions across the finish line yourself, including your own, but you WOULD save more money as Redfin gives a big discount to their associate agents for their personal transactions above and beyond normal customers get, but there is a limit (~2 a year I believe).I LOVE LOVE LOVE Redfin, but from my experience it's not a place to just hang a license - they'll be wanting to hire and train someone who be at least part-time.

Since I'm not a big enough investor to buy 20-30 properties at a time, I've had to resort to this tactic when the deal is right. If you're wanting to do a prelim title search, your title person can do a quick search for very little time and money (maybe even no charge if you're a repeat customer).Since I'm not an attorney, here's what my interpretation is.
