I have investors that crush it almost every deal, and others that haven't come close to their projections.I'll start it off with a tip: If you are an active investor and are able to find a neighborhood or development where you can consistently find undervalued homes.

There are probably many meetups in your area that you can go to and start networking with investors in Houston that are crushing it.

Upon my return to the states I hope to have the opportunity to build some relationships with those San Diego based investors who are crushing out of state.

But it could be, Diatomaceous Earth which is tiny crushed up fossilized sea shells, called diatoms.

My brother (whose name is also Paul, by the way) and I rocked bunk-beds until I was 10.
