Hi @Petya Toncheva, in my opinion the principal at play here is "best and highest use" and since a room need only have walls and a door to be an office space, but needs to possess more to qualify as a bedroom you're generally better off qualifying it as a bedroom and advertising it however best fits your market.Do be mindful of total square footage and overall utility. 

I will not bend over backwards trying to fit a square peg into a round hole.

Despite the tenants noting they were going to clean the carpets and clear everything out they left by not even vacuuming the carpets, definitely didn't clean the carpets, left the fridge/freezer full, kids clothing and toys all over the place, and their bed and bed frame (king) still in the room since the screws were stripped and they couldn't take it apart.

Take a look at your budget and real estate goals and go with the option that fits you best. 

I look at all deals and evaluate based on underwriting metrics and how that new property will fit into the portfolio.
