@Charles Prem we used TD bank and expected the same range on the appraisal (800sq ft 2 bed fishtown). 

Wanting to take a 2 bedroom with a decent kitchen and small bathroom and turn it into a 3 bed with no dining room/eat in kitchen and thinking of maybe trying to make the small bathroom a little bigger.

My upstairs space has a kitchen, full bath, and 2 bedrooms, but one is utilized as a living room area and there is only one bed. 

Choose an area and search rental rates for any given year to present date and see what you find.

I choose to work and invest close to where I live and for me it is paying off.

He can pick a tenant that will pay a deposit, sign a lease of his choosing, and more than likely, stay more than 3 months.
