@Tom Cooper, I am new to investing and hear everywhere that to get a good deal would be 70% of the ARV - Repairs - my fee to wholesale, I go to several meetings and the investors I meet don't want 80-85% they want 70% (Not sure if they are just as new to the business as I am).

But not everyone will be nice and there will come a time when you will have to be assertive and firm and will have to ask them to leave, and that is with applicants who wonder why you charge so much for rent and move in fees.
