It would have to be enough to compensate them for relocation expenses, plus something extra to incentivize them to move.Apartment complexes do this all the time when someone wants to tear down the complex and put up a retail center, office building, etc.

I am seeing right now that banks or even hard money lenders want 35% down from purchase regardless of current value.So for example if you bought a strip center at Auction for 800,000 the HML lenders want 35% down of that 280,000.

In any case it depends - if the project is under construction, I lean on the contractor - to lock up, not staging material not needed for a few weeks, keeping site secure.

I didn't mention that, to accommodate the tenant's desire to move in earlier than the "ready date" posted, some of the interior was not completed (only basic floors and ceilings) when they moved big piles of their items into the centers of each room, which allowed completion of the walls, moldings, paint, trim, doors, light fixtures, switches, receptacles, cover plates, etc.
