I believe there are numerous opportunity left on multifamily deals where price point of around 800k-3m  where most institutional buyers are not looking at. 

Have used him before on smaller jobs on buyer requested repairs.

They supposedly bought the house from a motivated seller and are selling it to motivated buyer, more or less breaking even (so it appreciated at least 6% to cover broker commission is my guess). 

From Day 91 -180, the buyer may need to get 2 appraisals and use the lesser of the two.Hope that helps!

Do you have a buyers list set up and talked to them about interest in this deal yet?

I can sit at a computer and invest in the stock market, but Real Estate requires leaving the house and hunting down deals, then putting in physical labor when the deal comes through.
