Those are some really good points that hadn't fully occurred to me.

They are not one and the same obviously, but amortization occurs for things like the question the OP posted.

It occurred to us that furnishing the house and charging more for these 5 month “medium term” leases to travel nurses might be a lucrative and different way to approach this.

One possible mitigation strategy that occurred to me would be to draft a purchase agreement with a longer-than-usual inspection period to allow time for solar firms to assess the lot for its viability. 

Form a disregarded LLC or multiple ones to hold title to your real estate so that if a lawsuit occurs, the LLC will be the defendant rather than you.

We stopped investing in these areas a long time ago, but investing in much better areas doesn't guarantee a trashed property won't occur, or evictions.

As far as the issues with the crawl space, if you ask a professional they'll probably tell you you should fix it immediately but in reality I've seen problems like you mentioned go a long time before a serious issue occurs. 

It honestly didn’t occur to me to go that route.
