My investment idea/plan is to buy a single family residence (BRRRR method) to either flipp, rent or airbnb, but i would love to hear from ppl who have lived in a townhouse and have done this.

You have when the contract was opened and you have some dated method of when the seller told you the tenant was behind.

I'm interested in a BRRRR as well, but think the flip is still my best beginning option.

I want to buy a house that can bring me in positive cash flow, but since I’m doing a house hack do I just need to buy a property that’s already in shape or can I do the BRRRR with a house-hack?

There are two things I would recommend you doing next: 1) Understand your financial situation in and out and 2) Research the various methods and ways of investing in real estate. 

I am seeking some advice from people much smarter than me, I believe I have come to the right place.I have been in the REI world for a while(mostly SFH BRRRR investing) and was looking to make a bigger commercial investment.Currently, my access to funds are in the form of 3 HELOCS on 3 different properties, totally roughly 300k of temporary money.

I think generally I’d be interested in using the brrrr method so finding properties where I can be all in with rehab at 100-125k and then hopefully with an arv of 150-180.
