Lot's of youngsters on that platform sharing ideas and what I've noticed is that the lower level gurus preach passive income but the higher level multi-millionaires tend to dismiss it.

Nope, as a landlord, I want to choose who lives in my place and hold all the cards.And if I wanted to share the cards with someone it would be a PM with a business and insurance, not a person wanting to make a profit by raising the rent above market rate.

Your share is similar to what a wholesaler or REALTOR would provide so I think a one-time payment would be appropriate. this could be a flat fee or (preferably) a percentage of the purchase price.
