I'm brand new to REI (still saving up my down payment) and the numbers are absolutely crazy here.

Which sounds completely INSANE to me.This works OK for a $40,000 property in a big city 'hood - where you have some chance to rent it for $800 - but for any nice property in a decent area - I just can't imagine pulling it off.However - I'm brand new and clueless and basically completely scared off by the math above.I think a $200,000 house around me is goint to rent for closer to your $2,200 guess - maybe even only $1800?

I was told by lots of people when I created my brand & website & ad copy that no one really reads it and don't work so hard on making it keyword rich and truly helpful & relevant.

Brand new flooring throughout, basement isn't scary, very clean and newly painted.

Brand new member and hopeful first time real estate investor here.

Being brand new or newly rehabbed has little impact on on-going maintenance, much of which is caused by the tenants.

Thanks to great advice from here on BP, we were able to get the seller to install brand new water heaters and stainless steel appliances in every unit!

From what I can tell, most of the investors on these shows are promoting different brands (cabinets, siding, flooring, etc) and even promoting their contractors.
