I suspect there is someone (boyfriend not living there) influencing her not pay.Tenant said she sent the check a month ago, I let her knew we never got it via phone, text, mail, and email, she hasn't responded to anything.

I am looking for something to buy and hold for at least 3-5 years and possibly help to boost my next property. 

This small alteration is huge and it should greatly boost my chances of finding a distressed and motivated seller!

You will necessarily pay a higher rate, but it definitely boosts cash flow.

I know it's not ideal to put that much down up front, but the positive side is increased positive cash flow and a nice boost to your personal net worth!

We have enough funds to purchase a couple of flips, but if I can boost our cash deposits with a reasonable equity finance on this property, I´m very keen to do it.
