I think the real reason is the decline of the dollar and yields from bonds. 10yr bonds are yielding 1.23% and 30yr bond 1.895% today.

I like to believe if you are a real estate "investor" then you should treat your real estate investments the same way you would investments in other markets (stocks, bonds, etc) in the since that the primary idea of your investments is not to become your primary source of income, but to supplement your income.
