Now is the time to launch those letters, people!

I want to send out hand written letters and was wondering if anyone had advice on what I should be putting in the letter.

My list includes:• Getting new keys for the units• Writing a welcome letter that introduces myself as the property manager - not the owner• Doing an inspection of their unit to see any deferred maintenance that may need to be addressed• Setting up how they will be paying their rent moving forward - I was thinking of direct deposit but thoughts/suggestions on this would be helpful tooSome info about the tenants if this helps; They are a married couple with 3 kids and two cats.

A common wall in a side-by-side structure should be block, brick, or some other fire barrier.  

FHA required a letter from Employer that she would be back to work in 30 days..

I got an approval letter in my email with terms.

We have a simple W2 and single rental so that's what I was leaning towards as well, the Turbotax route, but wanted to make sure i am not missing something major here.I did some quick googling and it looks like Turbotax and H&R Block software both support depreciation out of the box.

It was built in 1890.The home has a cinder block basement and siding for the exterior.What things should I look for that may be hidden.
